Document Summary
Mostly standard, but two clauses are worth a closer look: a steep early exit penalty and an indemnity that puts the landlord's legal costs on you.
Early termination costs two months rent
A significant penalty on top of the required notice period.
Section 8.2 · p. 6You cover the landlord's legal costs
An indemnity clause makes you pay their legal fees in any dispute.
Section 11 · p. 8You pay every utility, including heat
The full winter heating cost passes to you, not the landlord.
Section 5.1 · p. 4Rent can rise beyond the standard guideline
A clause allows increases beyond the annual guideline.
Section 4.3 · p. 3Standard 12 month fixed term
The term and renewal terms are typical and clearly stated.

I almost signed a lease with a two month penalty buried in section eight. AgreeLens caught it before I did.
